Planning Application Submitted in Ascot

Ipsus, in partnership with Columbia Threadneedle Investments, is delighted to confirm that our planning application for the proposed redevelopment in the heart of Ascot has now been submitted.

The 32-unit scheme, made up of studios and 1 & 2 bedroom apartments, has been designed specifically for the rental market. Layouts have been carefully planned with features such as equally sized bedrooms in the two-bedroom apartments (ideal for sharers), a shared bathroom plus separate WC, and a separate pantry/utility space adjoining the kitchen to keep household appliances and storage neatly contained.

These thoughtful, market-led design choices demonstrate Ipsus’s ability to tailor a product optimised for its intended use, creating homes that attract and retain renters and in turn drive value for investors.

The decision now rests with the local authority. If approved, Ipsus and Columbia Threadneedle will move forward with transforming the vacant office building into high-quality, well-considered homes.


Columbia Threadneedle partners with Ipsus

Ipsus has entered into an arrangement with Columbia Threadneedle Investments, to look at what we hope will be the first of many projects where we have been tasked with looking at a struggling assets with a view to repurposing and unlocking additional value as well as rejuvenating the asset through the planning and then implementation process.

Located in the heart of Ascot proposals are being worked up for a change of use of vacant office space to residential that will ultimately be let by CTI to ensure continuation of income and providing future longevity to a building that is not fit for purpose for its current use.

The partnership follows successful collaborations with Hermes and Urban & Urban, and reflects the growing demand for Ipsus to act as a development partner and strategic advisor, particularly on projects that require inventive thinking and extensive delivery experience.

Ipsus Reaffirms Support for Armed Forces Day 2025

Ipsus is proud to once again support the Prince of Wales (PoW) pub in Cheam as they host their Armed Forces Day 2025 celebrations on Saturday 28th June.

Following the moving and memorable event in 2024 – which brought together veterans, serving personnel, cadets and the local community – we’re honoured to continue our sponsorship this year.

Last year’s event was an unforgettable day of reflection, music, and celebration, with appearances from remarkable veterans including 103-year-old SAS hero John “Cat” Morris, moving tributes to fallen servicemen, and performances from comedian Bobby Davro and The Accelerators Ska Band.

A New Era in the Old Town

We are thrilled to announce that Willows has signed a new long-term lease to remain in Clapham Old Town, continuing to reinforce the unique offerings that can be found in this vibrant part of south west London.

Located on The Polygon, Willows is a deli-style café that opened in early 2023, offering artisan sandwiches, cheese boards, and small plates. They also serve a variety of refreshing cocktails, which they proudly claim to be the best in Clapham.

We are delighted with Willows’ remarkable success in their first few years of trading and wish them continued prosperity.

Additionally, we are pleased to share that original tenants, Sainsbury’s, have also committed to a new long-term lease, further demonstrating the success of our development.


Initial plans and ideas for 11–13 Edgeley Road

This week, we were pleased to present our initial plans and ideas for 11–13 Edgeley Road in Clapham.

Our public exhibition, held on site near Clapham High Street, showcased plans for nine new high-quality homes to replace the existing dilapidated building.

Visitors had the opportunity to view the plans, speak to our team, and provide feedback on elements they liked and didn’t like.

Ipsus is thrilled to announce its involvement in a new residential project in Clapham, South West London. Located on Edgeley Road, this exciting new opportunity allows the company to expand on their presence in the area following successful developments Wingate Square (Clapham Old Town), Balham Hill (Clapham South) and 330 Clapham Road.

‘Heaver Doodlebug 75’ day

Ipsus have always worked closely with the local communities in which its development are located and have continued this with its latest Bedford House development in Balham.

We have worked with the neighbouring Rutherford House School several times in promoting their popular Summer and Winter Fairs and recently were able to show our support for another local community event by sponsoring the ‘Heaver Doodlebug 75’ day, held in Carnie Lodge Gardens just across from the development. The event was organised to commemorate the 75th anniversary of the first ‘Doodlebug’ flying bomb that fell on the nearby Heaver Estate on 27 June 1944. The WWII themed day featured entertainment and refreshments and was enjoyed by all.

This was not the first time Ipsus have been involved in preserving World War 2 History. Our Ipsus07 scheme, just down the road in Balham South, featured the restoration of a large ‘WWII drum’ that formed the entrance to tunnels used as air raid shelters throughout the Second World War. These same shelters were later used as a temporary home to first immigrants to arrive in the UK from the Caribbean on MV Empire Windrush in 1948.

Planning permission granted for York Place

Ipsus are pleased to announce planning permission has been granted by Wandsworth Council for the redevelopment of part of the York Place Estate, which sits between Clapham Common and Wandsworth Town train stations, just south of the River Thames.

The redevelopment proposals have been progressed in association with the land owner and will see the creation of an exemplar development containing high-quality office space, retail and restaurant opportunities as well as new homes that will include an element of shared ownership affordable housing. The plans will create a new focal point for this part of Battersea riverside re-invigorating the public realm with an emphasis placed on pedestrian access and links to the river helping to create greater activity in the area.
