Introduction

When we start a new project we take great care to ensure we appoint the right contractor to undertake it and one of the key criteria in this selection process is the quality of the product they deliver. In order to satisfy ourselves we critically inspect a number of their previous projects to see for ourselves that their expectations match our own very high standards of finish.

We carry out a very thorough and rigorous inspection and commissioning process before we accept anything from the contractor as being complete to ensure that all of our new homes are finished to the highest possible standards and handed over to the buyer on the day they move in defect free.

In addition to our own procedures, we do also provide added peace of mind to our buyers by proving either an NHBC or BLP guarantee (the type of policy is scheme dependant) and also comply with the requirements of the Consumer Code for House Builders. This gives additional protection and recourse in the unlikely event there are defects with any property that we are unable to rectify to our buyer’s satisfaction.

Depending on the type of warrantee the development comes with our buyer’s will get a pledge from us to address all defects for a period of either 12 months or 24 months from the date that the property was legally completed. All of our buyers benefit from access to a dedicated aftercare team who will manage this process and ensure we deal with any issues in a timely and satisfactory manor.

This Site comprises marketing material produced by Ipsus in respect of properties built or in the process of being built by Ipsus ("the Developments"). The Site is intended to assist prospective clients of Ipsus who may be interested in acquiring properties located within the Developments. These terms and conditions relate to such marketing material and how it can be used and downloaded by the user only.

The Site does not constitute an offer to enter into any form of negotiation or agreement in respect of any of the Developments or any part of the same nor does it constitute a representation that any specific property or Development will remain open for acquisition for any specific period of time. Prospective clients are reminded that purchasing real property is a major financial commitment. As a result they should take all reasonable steps to ensure that any property they are proposing to purchase is suitable for their requirements in all respects.

The Site and its contents are presented in good faith and Ipsus have made all reasonable endeavours to ensure that material contained within it is accurate but it should not be taken as a substitute for a client's further enquiries including but not limited to site visits, discussions with our sales teams, independent legal and financial advice.

Without prejudice to the generality of these terms, Users of the Site are strictly prohibited from downloading or re-circulating material obtained from the Site for the purposes of promoting properties other than those put on sale by Ipsus. Nothing in this clause is intended to exclude or limit liability for fraud or for fraudulent misrepresentation or any other liability which may not be legally excluded or limited.
