Working in conjunction with the land owner, York Place is our latest development in the London Borough of Wandsworth. Located within walking distance of Clapham Common and Wandsworth Town train stations just south of the River Thames.

The redevelopment proposals which received planning permission in early 2017 have been progressed in association with the landowner and will see the creation of an exemplar development containing high-quality office space, retail and restaurant opportunities as well as new homes that will include an element of shared ownership affordable housing. 

The existing scheme contains impenetrable and defensive architecture, in contrast our vision is to create a scheme that takes a holistic approach by incorporating a mix of uses that complement each other and create synergies, making offices and residential units more appealing with the addition of supplementary retail and leisure uses to improve amenity and services.

The plans will create a new focal point for this part of Battersea riverside re-invigorating the public realm with an emphasis placed on pedestrian access and links to the river helping to create greater activity in the area.

Ipsus11
Carlson House, SW15

Located within walking distance of Putney Town Centre which plays host to numerous bars, restaurants and other everyday services and amenities, Carlson House, which is located immediately adjacent to the grade II listed Wandsworth Park, will enjoy a park land setting as well as views of the River Thames beyond.

With the recent grant of planning permission, Carlson House, undertaken in conjunction with Hermes Property Investment Trust, will provide a vibrant addition to this part of Putney Town Centre and will deliver much needed contemporary office space that will cater for Wandsworth’s small and medium enterprises. 

The development involves the extension and refurbishment of the existing building which demanded an imaginative design solution in order to satisfy the requirements of a modern mixed-use development. The imposing three floor building that used to face onto Wandsworth Park has been extensively re-modelled and is now lower and with the addition of a green roof seamlessly blends into its surroundings. This creates the opportunity to live in an oasis of calm within this busy and vibrant part of south west London. 

The development will contain the high specification finishes Ipsus is renowned for, as well as a number of sustainable and renewable energy technologies.


Ipsus10
Bedford House, SW17

Acquired from Wandsworth Council in a competitive tender, the acquisition of Bedford House is a further demonstration of our continued ability to acquire sites in prime locations. Selected by the council as their preferred buyer on the basis of our ability to maximise the site’s potential through the planning process, permission was obtained for 52 apartments in an architecturally striking building ranging over eight floors.

Located on Balham High Road and just a few minutes’ walk from Balham station, the site was occupied by a 1960’s office building that had become surplus to requirements. Ipsus worked closely with the council and local stakeholders and the end result is an exemplar development setting a new benchmark for Balham town centre. The scheme contains one, two and three-bedroom apartments available on both a private and affordable housing basis. All apartments benefit from outside space with a number having far reaching views of the city and beyond.

The redevelopment of this site continues to demonstrate our ability to undertake complex construction projects, with it being located immediately adjacent to the Northern Line tube tunnel, above a Thames Water trunk sewer and involving the relocation of an existing electric substation.


Ipsus09
Clapham Road, SW4

Acquired on an unconditional basis, this former Peugeot car dealership is located on the corner of Clapham Road and Jeffrey’s Road, Ipsus09 is becoming a prominent local landmark on the eastern approach to Clapham.

Building on the success of Wingate Square in Clapham Old Town, Ipsus09 is a striking mixed-use development with a new commercial hub as its focal point with cafés and retail units completing the scheme, the development provides exciting new amenities for the existing community and new residents alike.

Ipsus08 is a perfect example of our flexible approach in action. A joint venture with a private property company, where our experience and expertise afforded us ‘preferred partner status’.

Located just off Blackfriars Road, a short walk from Southwark Tube, Ipsus08 is a boutique collection of nine loft style apartments finished to an exceptional standard and 9,000 sq ft of high quality modern office space.

While the character of the building blends seamlessly with the Victorian warehouse stock of the surrounding area, a multitude of technical features bring the project right up to date. Ipsus06 is a development of large new-build family houses almost unique in the Clapham area.

A gated mews of ten homes, just a short walk from Clapham Common and Clapham South Tube stations, Ipsus06 was the first development site in the Clapham area to offer high quality new-build family housing.

Ipsus was able to secure a particularly strong planning consent for this project. As a result, the site became very attractive to more conventional house builders and was sold to Michael Shanly as soon as planning permission was obtained.


Ipsus05
West Road, SW4

Ipsus05 consists of a pair of semi-detached five-bedroom family homes designed to blend seamlessly with the surrounding Park Hill Conservation Area.

A very sensitive planning solution maintained the character of the surrounding area, with the two new houses effectively offering a modern interpretation of a classic Georgian villa.

Ipsus was able to secure planning consent to build the houses, realising the real potential of a site previously occupied by lock-up garages.


Ipsus04
Upper Richmond Road, SW15

Ipsus04 was always destined to become a landmark building, located in a prime position on the Upper Richmond Road. Comprising 68 units in total including 17 affordable housing apartments, and some 30,000 sq ft of commercial space, Ipsus04 is just moments from Putney High Street and East Putney Tube.

Wandsworth Council granted planning permission for an imaginative scheme, using a complex construction process and partially converting an existing 1960’s office building.

The private one, two and three-bedroom apartments and duplexes all enjoy unrivalled views across the capital. The luxury penthouse located at the focal point within the tower element, will be one of the most desirable apartments in south west London.


Ipsus03
Zulu Mews, SW11

Set within a gated mews in south west London, Ipsus03 is only moments from Battersea Park and in easy reach of Clapham Junction and Northcote Road. A new build development of 14 houses and apartments, Ipsus03 adopted an innovative approach to maximise available natural light. The houses effectively offer ‘upside-down’ living, with bedrooms located on the ground floor and open-plan living areas upstairs, benefitting from the light and space created by large ceiling heights.

Ipsus03 combined these unique two, three and four-bedroom loft-style houses with four contemporary apartments. All built to the highest specification, the houses each have private garages, whilst the four apartments enjoy their own secure off-street parking.

Situated in the heart of the Clapham Old Town conservation area, Ipsus02 is a development of seven sensitively designed buildings that complement the surrounding area. Sitting directly opposite Clapham Common, the scheme is only a stone’s throw from the bars, restaurants and shops of Clapham High Street.

Ipsus02 is a classic demonstration of our holistic approach to property development, placing equal emphasis on the commercial and residential elements. As part of the scheme, Ipsus rolled out its first semi-serviced business centre in the Wingate Business Exchange (WBX). Embodying all the same principles and philosophies expressed in our residential properties, WBX has been a huge success and is consistently fully let.

The development gained a silver award in the best mixed-use development category at the prestigious What House? Awards 2009 and won the Evening Standard’s Best Affordable Housing Development award in the same year.
